What are measurement services?

Floorplan services are just what they sound like: Based on your needs, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often essential when challenging property taxes or selling a property.

How do home measurement services work?

During a measurement or floorplan service, an appraiser takes measurements of the home or property with a measuring tool — generally a tape or laser measuring device. As they walk the home, they observe the layout of the rooms and other features, like stairs, entryways, and pantries. They may draw a rough sketch of the property. Then, the appraiser creates a report and detailed floorplan showing the total living area and the general layout of the house. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When should I get a floorplan service?

Real estate taxes

Property tax records often reflect the wrong square footage because the values can come from many sources, and sometimes go unproven — which means you may be paying for more square footage than you own! Unless an appraiser has performed a recent appraisal or measurement service on your property (after any renovation that may have affected square footage), you'll need one to perform a home measurement service before challenging what you're taxed. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Putting your home on the market

A measuring service will secure a fair price for your home. Area is one of the biggest elements potential buyers examine when purchasing a home — but since square footage values are often estimated rather than accurately measured, your property listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the selling price of your property as well as the number of potential buyers. The only reliable method of using an accurate GLA when listing your property is to reference a previous appraisal or home measurement service completed by a certified appraiser (after any remodeling that may have affected square footage).

Material for agents

To ensure that your client's home closes at a price that correctly reflects true market value, we suggest requesting a floorplan service for the property. Your clients, and potential buyers, will be grateful for your eye for detail, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A measurement can also be an excellent marketing tactic to attract potential buyers since they can review the layout and features of the property before and after a showing.
